Burlington Mall New Stores 2026: What's Open So Far

Back in April, Burlington Mall put out a press release with the kind of language that makes a shopping center sound like a festival lineup. Ten new businesses. First-to-Massachusetts concepts. A "premier lifestyle destination." Local radio stations and Patch picked it up, the Boston Real Estate Times ran it, and for a few weeks it looked like the mall was about to relaunch itself in one clean motion sometime around Memorial Day.

That is not what happened. As of the first week of August, Burlington Mall's own website still lists several of those April announcements as "on its way," not open, even though summer is more than half gone. If you have been holding off on a visit because you were waiting for the full new lineup to land at once, you have been waiting for something that was never going to arrive that way.

What the Mall Actually Said in April

The original announcement, covered by Boston Real Estate Times, grouped the additions into three buckets: dining, retail, and entertainment. Lauren Dalis, the mall's director of marketing and business development, framed it as a shift in what the property was trying to be, saying the mall was introducing "a strong mix of first-to-Massachusetts and highly sought-after concepts."

The list itself was specific and, on paper, exciting for a mall that has spent two decades being mostly a place to buy shoes and get a phone screen replaced. Rocco's Tacos & Tequila Bar, opening its first Massachusetts location and twelfth nationwide. Wonder, a multi-restaurant ordering concept with menus attached to chefs like Bobby Flay, José Andrés, and Marcus Samuelsson. Mavi Jeans and gorjana jewelry, both making their Massachusetts debuts. Vuori activewear. Bissinger's Handcrafted Chocolates. Champs Sports relocating to a bigger upper-level space. Game Show Battle Rooms and Craft Loft, two entertainment concepts aimed at adults rather than kids. Soup Zen Hot Pot, slated for later in the year.

That is a real list, and every name on it checks out. What did not hold up was the implied timeline.

What You Can Actually Walk Into Right Now

Some of the April announcement has genuinely arrived. Wonder opened at The Village and runs from 11:30 a.m. to 11:30 p.m. daily, letting one order pull dishes from more than a dozen kitchens under one roof. Waffle & Bagel opened June 1 on the lower level across from LensCrafters. Mavi Jeans opened on the lower level across from Coach, its first Massachusetts store. Craft Loft, a Cambridge-based adult craft studio, opened May 1 next to Fabletics and is running candle-making and rug-tufting sessions for anyone looking for something to do on a weeknight that is not dinner and a movie.

gorjana is where the story gets interesting. Patch reported the jewelry brand's Burlington Mall location had opened, describing opening-day promotions and in-store styling sessions. Yet Simon's own mall page, checked in early August, still lists gorjana under "on its way." A store can be open to the public and still be sitting in a mall's promotional queue because nobody updated the banner. What's Still Sitting in the "On Its Way" Column

This is the part that matters most if you are trying to plan an actual outing. Several names from the April list are still unconfirmed as open, months after they were framed as "this summer."

Rocco's Tacos, next to The Friendly Toast on the lower level, was described as a summer opening and remains listed as pending on Simon's official mall page. Game Show Battle Rooms, taking the space between Shake Shack and Fiorella's, has the same status. Bissinger's Handcrafted Chocolates had the most specific date attached to it of anything on the list, a targeted Aug. 1 opening next to the Apple Store, which puts it right around now if the timeline held.

Why the Gap Exists, and Why It's Worth Tracking

A press release goes out once, written months ahead of any actual buildout. A restaurant with a full kitchen, a liquor license, and a themed interior takes longer to finish than a jewelry counter or a denim shop with a simple fixture package. That is not a knock on the mall. It is just how tenant improvement work runs on any commercial property, and it explains why the retail names on this list cleared faster than the dining and entertainment ones.

What it means for a Burlington resident is that the lower level near Shake Shack, Fiorella's, and The Friendly Toast is becoming the mall's new anchor cluster for food and entertainment, but it is arriving in stages rather than all at once. If you are the type who checks a calendar before driving over, treat anything still marked "on its way" as unconfirmed until you see a local report or a storefront with lights on. Waiting for the full lineup means waiting for a moment that keeps slipping, because Soup Zen Hot Pot alone is not projected until late fall.

A few practical notes if you're deciding where to spend a Saturday this month:

• Wonder, Waffle & Bagel, Mavi Jeans, Craft Loft, and gorjana are all real options right now, not future plans.
• If Bissinger's Handcrafted Chocolates hit its Aug. 1 target, it should be open next to the Apple Store as you read this. Worth a look before assuming it's still pending.
• Rocco's Tacos, Vuori, and Game Show Battle Rooms have no confirmed open date beyond "this summer" or "later this year." Call ahead or check recent local coverage rather than planning a specific trip around them.
• Soup Zen Hot Pot is a fall story, not a summer one. If you're craving hot pot now, this isn't the month.

A Mall Becoming Something Else

The interesting part of this isn't any single storefront. It's that Burlington Mall, a property most residents have treated for years as an errand stop, is deliberately adding things that have nothing to do with errands. Candle-making workshops. A game-show experience. A restaurant built around shared plates and a tequila list rather than a food court counter. Whether that turns the mall into an actual Saturday plan instead of a place you pass through on the way to somewhere else depends on how many of the still-pending names actually show up before the year is out.

For now, the honest version of the story is that the mall is about half of what it said it would be by this point, and the other half is worth checking on periodically rather than assuming it landed on schedule.
